N.Y.S. Home Inspector Licensing Program

New York State has a Licensing program for Home Inspectors. Home Inspectors are regulated and licensed by the New York State, Department of State, Division of Licensing Services. To receive an application and learn more about the specific regulations, simply call the State at 518-474-4429 and ask for a Home Inspection Licensing Application, which will include the  Law for Home Inspectors in NY State, signed into law by the Governor, and to be required to be implemented on 1-1-06. The Department of State achieved this goal, and has taken the task to approve educational providers. The Providers must meet the regulations set forth by NYS, Dept. of State. They must present a 5 module, 140 hour program. The instructors must be approved to teach by the Dept of State, and the program is to be renewed annually by each educational provider.

There has been a great deal of misinformation raised by this new law. The law is under the direct authority of the NYS, Dept. of State, Division of Licensing Services, as set forth by the regulations signed by the Governor.  All schools that desire to offer Approved Home Inspection education will receive an approval code for each of the 5 modules, and the code will start with a P followed by 4 numbers. Modules 1, 2, 3 and 4 are each 25 hours plus an examination. Module 5 is 40 hours, and since Module 5 is a supervised training program, there is no examination at the conclusion of Module 5.

140 Approved hours of Education is required to apply for Licensure with the State of New York.  Other ways of applying for a License involves a Grandfather provision (known and the Grandparent clause) which requires either 250 inspections (fee paid) within the prior 3 year period before licensing or 100 inspection (fee paid)  within the prior 2 years plus a State approved test or its equivalent as  described by NY State.
